We Finance America is a commercial loan placement advisory. We do not make lending decisions. Final approval, rates, terms, lender fees, and all loan conditions are determined by the specific lender, based on their underwriting.

Membership tier assignment is determined during application review based on borrower profile, projected loan volume, and typical loan sizes. The Test Drive minimum loan size of $1,000,000 applies only to per-loan Test Drive pricing. Lifetime Membership tiers have no minimum or maximum loan size.

During the application review, we evaluate your investor profile, typical loan sizes, and projected deal volume. Tier assignment is transparent and discussed openly during the consult before any commitment.

Can I move between tiers as my business grows?

Yes. As your activity grows, we discuss tier adjustment. The lifetime nature of your membership doesn't change.

What if I'm doing $200M+ projects?

That's the Institutional tier. Standard membership pricing isn't the right structure. Call us for a confidential conversation about a custom Strategic Partnership.

Is there a catch?

No. We earn the membership fee upfront and receive additional compensation from our lender partners on closings — at no cost to you. The business model works because we build long-term relationships with active investors.

Do I have to use We Finance America on every loan once I'm a member?

No. Your membership gives you the option of zero placement fees. You can still use other brokers if you choose.

What happens if a deal doesn't close?

You owe nothing on the placement side. The Lifetime Membership fee covers unlimited future loans regardless of any individual deal's outcome.
